SORA Condo is one of the new launch condominium in the upcoming township Lentor Hills Estate, that will be developed by a joint venture of Hong Leong, Guocoland and Mitsui Fudosan on a site area of 17,136.9 m2 and a maximum GFA of 51,411 m2. SORA Condo is expected to house 598 units, replenishing the depleted home supply in the OCR.
The tender for the 99-year leasehold plot of land at Lentor Hills Road (Parcel A) was launched by Urban Redevelopment Authority (URA) on 30 September 2021, concluded on 18 January 2022. The tender was awarded to the highest bidder Intrepid Investments Pte. Ltd., GuocoLand (Singapore) Pte. Ltd. and TID Residential Pte. Ltd. (a joint venture of Guocoland, Hong Leong and Mitsui Fudosan) for $586,591,288. The price translates to $1,060 per square foot per plot ratio (psf ppr), lower than the neighbouring integrated condominium Lentor Modern’s price.
Overall, there were 4 offers submitted which included prestigious developers like Sim Lian Group, UOL and United Engineers. It is also noteworthy Lentor Hills Road (Parcel A) site is one of the first 2 URA sites that were closed after the Dec 16 2021 cooling measures.
Situated in the District 20 of Singapore, SORA Condo is anticipated to receive encouraging interest as a spokesperson of Hong Leong mentioned that they “plan to build a 600-unit residential development where residents will benefit from the convenience of amenities nearby.” He added on that the close proximity to Lentor MRT Station “will add to the site’s overall appeal to buyers.”
Being the second condominium planned for Lentor Hills Estate, future residents can look forward to a sustainable and pedestrian-friendly neighbourhood, with close proximity to parks and nature reserves.
